Key Responsibilities

1. Facility & Maintenance Management

  • Oversee all hard and soft services across STAY’s portfolio, including HVAC, MEP, plumbing, cleaning, landscaping, pest control, and security.
  • Lead and supervise the Facility Supervisor and technical teams (17 staff in total) to ensure 100% completion of scheduled maintenance and tasks.
  • Manage CAFM systems for scheduling, asset registers, and maintenance logs for each property.
  • Review and approve all maintenance work orders, ensuring SLA adherence:
    • Emergency: <30 minutes response
    • Urgent: <4 hours
    • Routine: <24 hours
  • Implement and monitor safety, energy-saving, and waste management programs.
  • Review vendor contracts and monitor performance against KPIs and cost efficiency.
  • Maintain and monitor inventory, consumables, and spare parts.

2. Operations Oversight

  • Supervise daily operations across properties in AlMajidyah, Aghna, AlYasmeen, Hittin, and AlNakheel.
  • Conduct weekly property inspections and submit detailed monthly audit reports with visual documentation.
  • Ensure all properties consistently meet STAY’s presentation, cleanliness, and safety standards.
  • Coordinate with vendors for landscaping, pool maintenance, and specialized services.
  • Ensure compliance with Civil Defense, municipality, and all applicable regulatory requirements.
  • Oversee implementation of internal evacuation, technician appointment/no-show, and safety policies.

3. Financial & Asset Control

  • Support the Accounting Manager in OPEX/CAPEX planning, forecasting, and budget management.
  • Review and validate vendor invoices, ensuring service completion prior to approval.
  • Monitor operating expenditure to maintain a benchmark of 15% of total revenue.
  • Track maintenance costs, consumables, and materials against approved budgets.
  • Participate in quarterly budget reviews and asset performance meetings with Finance and senior management.

4. Resident Operations & Experience

  • Oversee maintenance ticket closure within SLA timelines and ensure resident feedback is logged digitally.
  • Collaborate with the Resident Experience Manager on move-ins, inspections, and make-good schedules.
  • Review service recovery reports and manage compensation or escalation where appropriate.
  • Conduct periodic resident walkthroughs to ensure comfort, safety, and satisfaction standards are met.

5. Team Leadership & Training

  • Supervise the Facility Supervisor and site teams; enforce discipline, grooming, and safety standards.
  • Conduct monthly toolbox talks and safety briefings for maintenance and cleaning personnel.
  • Identify training needs and coordinate with HR for technical and customer service development.

Evaluate team performance through monthly KPI reviews and lead continuous improvement initiatives.

Qualifications & Requirements

  • Bachelor’s degree in Real Estate Management, Business Administration, or Facility Management (MBA preferred).
  • 5–7 years of experience in residential property management or multi-asset operations.
  • Proven track record in managing diverse, on-site teams and multiple properties simultaneously.
  • Sound knowledge of EJAR, Saudi tenancy laws, and facility management best practices.
  • Proficiency in CAFM, ERP, CRM, and Microsoft 365 systems.
  • Bilingual proficiency in Arabic and English (verbal and written).
