Market research and feasibility studies. Detailed project planning. As part of each project I make the necessary effort to transform and create a benchmark set by myself for other Architectural & Property Management companies to work towards. Facilities Management. Building layout. The layout configurations are planned in such a way that allows easy access to relate for staff, visitors and various services. Contract Evaluations. Client liaison. My daily interaction with the various clients and developers has yielded much respect for myself within the building industry. This has also secured SHM Architects a stable client base with much need for expanding their various property portfolio’s. Managing the professional team, contractors and subcontractors. Site supervision and building scrutinizing. During each building phase I have allocated staff to scrutinize, record and do detail reports on possible structural defects in order to secure a successful project as per the clients’ vision. After practical completion, the responsibility for the final inspection is carried out by me, assisted by the structural and mechanical engineers. Detailed drawing layouts. Details of various steel, concrete and wet works are commissioned and issued by my architectural project team throughout the building process. This allows for a clear understanding of work to be completed by the contractor. Provisional Cost Calculations. Multi million rand project planning and Budget management. A thorough budgetary planning and feasibility study are by me, my principle architect and the appointed quantity surveyor prior to the construction phase. During the construction phase all parties should have a clear understanding of the amount of funds allocated for each part of the project. Tender proposals for new projects. Staff management. I oversee 5 drawing staff which is responsible for producing various sets of building layouts, changes to proposed drawings, presentation drawings and detail drawings. Project management. My duties as project manager include setting timelines so that each project is delivered within the acquired budget, exceeding the clients’ expectations and within the set time. This also require from me to manage deliverables required from all professional consultants in order for the contractor to conduct his work. Current Projects include: The Cascades Hotel, East London Built right on the waterfront at one of South Africa’s most spectacular coastlines, this 14 Floor building boasts with priceless sea/harbour views. The hotel consist of close to 250 four and five star units, a conference centre, various restaurants and business lounges, a wellness centre and landscaped garden on the 4th level. The estimated cost of this, currently 95% complete building is roughly calculated at close to R400mil. This project was the biggest hotels which I have worked on as part of the design - principle agent and project management team. The client for this project was a privately owned company, NV Property which proves to be one of the fastest commercial developing companies’ currently. The Premier Hotel, Kempton Park Currently at level 8 of 9, this well designed 4-star hotel, conference and wellness centre is situated 10minutes away from OR Tambo International Airport. The professional team on this project consist of some of the most talented and motivated consultants in Africa. Being the principal agent on this project, the onus is on us to manage and co-ordinate the various responsibilities of each consultant. The strict deliverables of this project I find much more challenging than the East London project, as our ultimate aim is to have this completed in time for the 2010 world cup. The estimated cost for this project amounts roughly to R250mil. Being appointed by NV Properties on their 3rd consecutive multi-million rand development has awarded me great result working as part of the property management and design team. Unilever Warehouse, Boksburg This 68000 square metre warehouse is the biggest warehouse built for Unilever on a global scale. This warehouse consists of state of the art technology and it has been completed well before the handover date. This is one of the most successful and well co-ordinated projects I worked on to date. The building quality and time management of this project has set new boundaries for future works. The pristine layout of this warehouse of offices will complement the already proficient works of this global retail leader. Griffin Holdings being the client and developer of this project announced this as one their biggest projects done to date.
